Make the proposal tangible
Sellers often hear similar promises about photographs and online visibility. Showing a draft of their own home gives them something concrete to assess: how a buyer moves between rooms, where it will be shared and how enquiries will be handled. It does not guarantee an agreement to market the property or a sale.
Address the seller’s practical concerns
Explain how you will present the home, coordinate viewings and report progress. A tour can help buyers understand the layout before travelling. It cannot remove every unsuitable enquiry, establish the right asking price or replace regular communication.
Four steps at the appointment
1. Ask permission
Explain why you want to take photos and who will see the draft. Do not publish without the owner’s approval. Take account of occupants and private information.
2. Capture a short route
Photograph useful views and doorways during the walk-through. A few linked rooms can demonstrate the method; a complete marketing tour needs more preparation and checking.
3. Show the result
Let the seller try moving between rooms on the phone. Explain where the link, property details and contact options will appear.
4. Agree the next steps
Confirm preparation, approval, publication and a realistic schedule. Make the scope and charges explicit.
Answer objections without overstating the service
| Question | Practical response |
|---|---|
| Another agent offers 3D. | Compare what each format shows and what the property needs. |
| Will private details be visible? | Prepare the rooms, check images and agree publication. |
| Who pays? | Specify the cost and responsibility in your agreement. |
| Can several agents use it? | Agree usage and keep listing information consistent. |
Keep the service agreement clear
Whether your agreement to market the property is exclusive or shared, describe exactly what you provide. Avoid tying broad promises about results to a particular contract type. The tour is one part of the marketing plan, alongside photographs, listing information, viewing management and feedback.
After the marketing agreement is signed
Finish the tour, check privacy and get approval before publishing. Add accurate property details and the agreed contact channels. Share the link where permitted. Report activity carefully: views alone do not prove individual buyers, qualified leads or an intention to purchase.
Common questions
Can I prepare a draft before an agreement?
Only with permission and a clear understanding of its use. 1p1 creation and preview are free; publication costs €9.90 with three months of hosting.
How long will it take?
The time depends on the property, preparation and number of views. Allow time to check the full route.
Does it replace listing photos?
No. Keep clear photographs and written details alongside the tour.
